Yes! Getting a loan these days can be scary. Even experienced borrowers have been taken advantage of by unscrupulous loan officers. Don’t let it happen to you. I have five must read tips to fend off a potential loan disaster.
Before reading the tips, keep in mind there are credible, ethical, good guy (and gal) loan officers across America and they’re just as mad as you are about the rats that feed off of unsuspecting people. Make no mistake; great loan officers know it is in their best interest to make sure you are an informed borrower.
Here are some things BAD loan officers do:
· Manipulate borrowers to take loans and rates that pay the loan officer more than what is agreed upon.
· Charge much more in origination using random excuses (your credit’s not good enough, you can’t verify your income, you’re getting cash out, etc.)
· Convince people to do a loan when it’s not in their best interest.
Let’s weed out the bad guys! Here are the five tips…
Tip #1: Interview your loan officer
Ask for more than just rates. Bad loan officers will tell you anything to keep you on the phone – then change the details to suit them later. Instead, make them get real with you! Ask how long they’ve been in the industry. Probe them about their experience in the industry. Also, ask what their opinion is on the current market and where it’s going.
Listen closely. Do they have the patience to answer your questions or do they seem annoyed. Is their voice hesitant? Unsure? Pay attention to your instincts. If you have a ”funny” feeling in the pit of your stomach, chances are you should move on. (More questions to ask while interviewing located in the free eBook)
Tip #2: Make sure the loan is in your best interest
Here’s the deal… most loan officers are paid on commission (many on commission only). That means they don’t get paid unless they complete a loan with you. The problem is “their loan” may not be in your best interest. You need to look at what’s being presented and decide if it meets your needs. Some things you should consider: How much is the loan costing you? Is there a term reduction? Are you adding too much to your balance?
You should do a cost-to-savings benefit analysis. This is where you take the total cost of the loan and compare it to the benefits of the loan (monthly savings, cash out, term reduction, etc). This will help you determine if the loan is worth it to you. (See examples of cost-to-savings benefit analysis in the free e-Book)
Tip #3: Consider your loan options carefully
You may be saying, “Yikes! There are so many to sort out!” True… there are many different loans out there to consider: 5/1, 7/1, 10/1 ARMs (Adjustable Rate Mortgages)… 30Yr, 20Yr and 15Yr Fixed rates… Neg Ams, Hybrid Option Arms, Helocs, etc. But, keep in mind that each loan has its own unique purpose and function. Choice is good and it’s the loan officer’s job to help you find the best loan for your purpose. That’s why it’s important that your loan officer explains the loans they are presenting in FULL detail. Again, take notes. Ask questions until you feel comfortable with the options presented.
Tip #4: Discuss fees up front
Don’t EVER let the loan officers skate past this one! People are often so concerned about the interest rate quotes they neglect to ask about the fees associated with those rates. This is a HUGE mistake because that’s how loan officers get paid!
The truth is, most loan officers have access to the exact same rates sheets that everyone has. What determines the rate they offer is based upon how much they want to make on the front and back-end of that loan. (Don’t miss Tip #5 to find out how loan officers get paid)
Learn how to negotiate fees. A simple way to stay on top of loan rates is to ask the loan officer how much they are willing to do the loan for overall: 1, 2, 3 points? Each “point” is a percentage point of the loan amount (1 point = 1 percent). Once you’ve negotiated how much the loan officer gets paid, he or she can show you how the interest rates go up or down depending on how much you want to pay up front or have the lender pay.
Tip #5: Get a complete GFE (Good Faith Estimate)
These days most people request a Good Faith Estimate (GFE), but have no clue what to look for on the GFE. Make sure you request a GFE that has ALL fees estimated and disclosed. This includes: origination points, processing, lender, appraisal, title, escrow… ALL FEES… especially the Yield Spread Premium or YSP.
YSP is also known as rebate. This is what the loan officer receives from the lender on the “back-end” of the deal for up-selling the rate. This is why it’s so IMPORTANT to discuss fees up front.
For example: you may agree to pay 2 points for the transaction with the loan officer. When you look at the GFE you see 2 points for origination (exactly what you thought you agreed on), but when you look further down, you see the loan officer is getting 1 point YSP. This means they are really getting paid 3 points on the deal. That’s your cue to find another loan officer. If you STILL choose to work with him you should insist that he reduce the origination fees to 1 point or reduce the interest rate to the point where there is 0 points YSP. Don’t get ripped off by your loan officer! Think of these simple tips as opportunities to keep you in charge of your loan. Refinancing doesn’t have to be painful. Make sure you’re working with one of the good guys!

In fact, most of your employees will spend the majority of their day at their desks and the proper office desk furniture will help with their productivity. While to most all desks seem to have the same functionality, there are some things to consider when purchasing. And if you work in a home office, at some point you will need to get rid of the table and chair you use and buy a professional office desk.
Tip 1: Consider the warranty.
Desks in the mid-market price range might have warranties in the 5 to 15-year range. Those at the high-end of the price range might have warranties that span more than one decade. The interesting thing about the warranty on the desk is that it will give you an indication as to the quality of it.
Tip 2: Define the tasks of your employees to determine the types of desks to buy.
Different employees have their unique tasks. It could be one employee needs a larger workspace than another. It could be one employee is more of an executive type and needs a desk that facilitates office meetings. If you are buying desks for the general work area, keep collaboration in mind if you want your employees to be able to communicate with each other.
Tip 3: Get desks with a lot of space to write.
Stay away from the desks that have a lot of shelving space. While this might be great for storing all of the office supplies and books, it interferes with the most important reason for a desk and that is to work.
Tip 4: Consider the leg room of a desk.
When considering the leg room a person has when sitting at the desk you are considering buying, you need to also consider the desk chair as well. But the desk you buy should allow the person sitting at it the ability to put the legs all the way under the desktop and be able to sit comfortably. If the desk is one that is L-shaped, then the person should be able to rotate from one side of the desk to the other with clearance for the legs to do such. Another thing to consider is that when there is inadequate leg room, you can find yourself sitting back away from the desk and leaning forward to write or view the computer screen. This is like asking for a back or shoulder injury. With adequate and comfortable leg room cramps can be prevented.
Tip 5: Get a desk with two to three drawers.
Desks are not places to make stacks of papers yet people do this all the time. If you do not have the proper storage space inside of your desk, you will quickly find yourself accumulating what looks like a paper drive on top of it. You also want to make sure that one of the drawers is large enough to store suspension file folders.
Tip 6: See if the desk has an adjustable height.
Not all desks will have this but it could come in handy if the chairs you have do not have height adjustments. In fact, if a desk with an adjustable height is not more expensive than one without, it might be wise to buy it because then you can delay buying new chairs for a little. The desk height should be between 29 and 30 inches in order to be comfortable.
Tip 7: Consider the computers.
Many older desks were in service before personal computers became popular. What this leads to is that you will have to either put your tower personal computer on top of the desk or underneath it on the floor. Putting it on top of the desk of course robs valuable space plus looks cluttered. Putting the tower on the floor puts it at risk of getting kicked and allows more dust to be introduced through the intake. When the computer is on the floor, it is not only at risk for dust but vacuum cleaners sometimes emit interference that can damage integrated circuit boards inside. So a desk with a cradle for the computer is a very wise choice as you can easily hide it away but it stays safe from electrostatic hazards and getting kicked.
The desks that are computer ready sometimes have holes for the cabling to be neatly-routed. Some have routing areas for wiring as well. And some even have a depressed area so you can place a surge protector at arm’s reach instead of having to bend and reach it from the floor. Remember that having to bend over to the floor and reach is a risk for injury.
Another nice feature in computer-ready desks is the keyboard platform. It is good to get one with a keyboard platform large enough to hold the mouse. Otherwise you have to operate the mouse off of the platform and this presents an unsightly wire or worse yet you get an injury because you are reaching to the side.
Tip 8: Consider the shape.
Some desks that are in an L-shape are more useful because things like computer screens, keyboards, and printers can be on that leg while there is writing room on the main desk. There are also kidney-shaped desks. Some desks suit just fine as single units so that others in the office can meet around it. It all depends on what you need for you and your employees out of a desk.
A quality desk and chair are probably the two most important items you will have in an office. Office supplies and computers will be replaced several times in the life of a business but desks will probably remain for many years. Productivity depends on the comfort and utility the desks you purchase provide. So take some time and consider all areas about office desk furniture.

Working at home may seem like a dream for most people, but, without organization, a home office can get out of control. To prevent your work life from spreading into your home life you need to start with a plan. And if you already have a home office that is out of control, getting organized will increase your productivity and help you get back on track.
Start by tackling the paperwork. Many of us have developed a bad habit of stacking papers on top of one another. You’ve got to get through those stacks and develop an organizational system so it won’t happen again. Gather a trash can, a shredder, a box of files and some labels. Your goal is to purge your office of all unnecessary paperwork and organize the items that you keep. In the future, your organizational system will help keep your paperwork in check.
First, sort all of your paper into four categories: trash/recycle, shred, save, and take action. “Trash/Recycle” items include junk mail and flyers that can be thrown directly away. These don’t have personal information on them. The “shred” pile consists of paperwork that has vital information on it that shouldn’t be put in the regular trash or recycling bin. “Save” paperwork consists of bank statements and other paperwork that needs to be saved for future use. Finally, the “take action” pile is paperwork that needs to be dealt with immediately, such as bills.
Categorize your paperwork according to its function. Keep all the bills from one creditor together, and file everything in reverse chronological order. This means that new bills go in front. This may seem really intimidating and will take a few hours, or maybe more if you’ve really let the paperwork pile up. You can take heart in knowing that you’ll never have to do this again. Once you get your system in place, you won’t have to let paperwork pile up anymore.
After you deal with your paperwork, you’ll need to address the rest of your office. Now is the time to figure out if your office’s layout is working for you. Does the space make sense and provide for a good workflow? Or do you always have to make adjustments and rearrange items in order to use your workspace effectively? Make changes in your layout now while you are thinking of it, and you’ll be more productive later on.
Make sure to clean off your desk and all of your electronic equipment. You can get special dusting cloths for electronics that will help remove dust and static from your computer, printer and other equipment. Don’t use regular dusting spray on these items or you’ll run the risk of ruining them.
Now is the time to make your office more productive by getting a new calendar to stay organized. Desk calendars take up a lot of space when used on a desk but can be a great asset to your office when hung on a wall. A desk organizer to hold pens, paper clips and post it notes can also help you stay organized.

Tip #4: Can the height and tilt of the seat cushion be adjusted? Most chairs allow you to adjust the height easily but being able to adjust the tilt of the seat is a special feature that usually only ergonomic chairs have. Being able to set the tilt where you want it allows for even grater comfort than height adjustability alone.
Tip #5: Does the back cushion have multiple depth settings? A back cushion that only stays in one place is not very ergonomic so most ergonomic chair manufacturers include a feature that allows you to adjust the depth, or tilt, of your back support cushion. This is another adjustment that will help get your body in the proper posture for extended computer use.
Tip #6: Opt for the adjustable arms feature to really bring your seating experience to a whole new level. Adjustable chair arms allow you to change the height and tilt of the arms so they can fit users with various heights and seating postures.
Tip #7: Make sure the chair you end up purchasing is covered under warranty for at least one year. Good chair manufacturers will always include a warranty and they stand by their products 100%, it’s the less expensive brands you need to watch out for.
